When a real estate investor purchases a wholesale real estate property, they will first make all the necessary improvements. This can range from a few touch-ups here and there to a full revamping and renovation. The real estate investor can then choose whether to rent the property out, or go ahead and sell the property.
In order to successfully operate within the world of wholesale real estate, it may be possible to make some arrangements and investments. For instance, one of these arrangements may include hiring a property locator. Many wholesale real estate companies will hire an individual known as a property locator. The property locator can be put in charge of handling many aspects of locating the best opportunities in the wholesale real estate market. The property locator is most commonly charged with finding, identifying, evaluating and securing real estate properties at wholesale prices. When the property locator finds something that suits the interests and tastes of the real estate investor, they will present their finds to the investor. Then, if the real estate investor is interested in what the property locator has found, the investor will purchase the property. Then the investor can fix up, change, rent out, or sell the property at a price that allows them to make a substantial profit from the investment.
You may be wondering how commissions work in the wholesale real estate market. There are generally two ways in which commissions are handled in the wholesale real estate market. In the first scenario, the property locator is paid a flat, one-time commission when the investor first purchases the wholesale property. The second way that commission is handled is in the following way. The property locator may get paid a percentage of the profit once the wholesale property has been sold. That is, the amount that the property locator receives has to do with the profit that is made from reselling the property.

The property locator is also responsible for negotiating the discounted rates on purchase opportunities in the name of the real estate investor. What factors does the property locator use in order to evaluate a wholesale retail property? The property locator should definitely examine the after repair value (ARV) of the property, along with calculating the cost of repairs necessary, and the wholesale property rice.
Real estate investing is one of the most common uses of hard money funds. Real estate investing is a cash intensive financial activity. In order to take advantage of ongoing projects, investors often require more operating capital than conventional banks are prepared to provide on short notice.
When conventional financing takes too long or is not available due to low FICO scores or some other reason, hard money can be a deal saver. If you invest in a lot of property, your FICO score can plummet simply due to the number of mortgages you owe! Alternatively, the properties that can be had for an advantageous price may not meet conventional banking criteria. In either case, hard money lenders are not restricted in the same way that conventional banks are and
Hard money lenders can turn on a dime. Mortgages for real estate investing can take anywhere from two to six months to be completed by conventional banks and lenders. Hard money lenders can generally fund in two weeks from the time you have all the paperwork in place.
Lenders can also fund projects that conventional banks cannot. If your real estate investing takes you to the realm of dry cleaners (or a strip mall that has one), gas stations, or even assisted living facilities (one of the hottest growing real estate markets in the US), conventional banks are not likely to be able to fund your project. Hard money loans can, once again, be a deal saver.
Plan to use hard money as a bridge loan. Terms generally range from one to three years. This should provide ample time to prepare the property or your personal financial status to arrange for long term conventional financing or to arrange for the sale of the property in question.

Government real estate auctions sell off real property that has been seized, abandoned, or forfeited. The Department of Treasury has been designated as the state department to handle such auctions. Typically, they conduct 100 auctions a year.
The funds obtained at state real estate auctions help support local and state police and other areas of the city. The placement of a successful bid at a Department of the Treasury auction establishes a legally binding contract between the successful bidder and the Government.
Here are some basic rules and policies:
1.To be eligible to bid you must be 18 years of age and not an employee of the state.
2.You cannot be the contractor, subcontractor or vendor or their agent who has access to information about the property.
3.A bidder registration form must be submitted for approval. If bidding for someone else, the form must be notarized.
4.Buyer is to inspect property prior to placing a bid.
5.Changes may be made on the day of the sale.
6.The Government reserves the right to withdraw from sale any of the property listed.
7.The buyer understands the property is sold on the AS IS basis.
